How Much House Can You Afford?


Before you start shopping for a new home, determine how much you can afford to spend.

Here are a few things to consider:

  • Your monthly income
  • Your available funds for down payment
  • your monthly expenses
  • Your credit score

It's important to consider getting pre-approved from a licensed mortgage professional. An Independent Mortgage Professional will be able to offer you several loan options and find the best available loan program for your needs.

The following is a list of items we will need you to provide to our office:

First and foremost, can you please verify that we have the correct spelling on names and addresses?

  • A copy of your Driver’s License
  • A copy of your Social Security card
  • Copy of last 30 days of pay stubs
  • W2/1099 Forms for 2016 and 2017
  • Signed Federal Tax returns for that last two years
    Please include a copy of full return (We need ALL pages and Schedules)
  • Copies of your last 2 months of bank statements on all accounts with funds to close (Please include ALL pages of each statement) Internet statements must include account holder name and account number to be acceptable
  • A copy of last 2 months of MOST RECENT retirement account statement
    (Please include ALL pages of each retirement statement)

Please contact our office if you have any questions regarding any of the requested documents. To ensure your mortgage application moves forward on schedule, it is important to return the above requested items to our office as quickly as possible.

Tips for a Smooth Loan Approval

Here is a list of helpful tips to ensure an effortless loan process. These DO’s and DON’Ts will help avoid any delays with your loan approval.

  • DO call us if you have any questions
  • DO continue living at your current residence
  • DO continue making your mortgage or rent payments
  • DO continue to use your credit as normal
  • DO keep working at your current employer
  • DO keep your same insurance company
  • DO stay current on all existing accounts
  • DON'T have family member/friend write out Earnest Money Deposit check and/or please don’t let it be a cash deposit.
  • DON'T apply for new credit (even if you seem pre-approved)
  • DON'T buy any furniture
  • DON'T change bank accounts
  • DON'T close any credit card accounts
  • DON'T consolidate your debt onto 1 or credit cards
  • DON'T finance any elective medical procedures
  • DON'T finance a pet
  • DON'T join a new fitness club
  • DON'T make a major purchase (car, boat, fur, jewelry, etc.)
  • DON'T max out or over charge on your credit card accounts
  • DON'T open a new cellular phone account
  • DON'T open a new credit card
  • DON'T pay off any loans or credit card without discussing it with us first
  • DON'T pay off charge offs without discussion first
  • DON'T start any home improvement projects
  • DON'T take out a new loan
  • DON'T transfer any balances from one account to the other
